Please don’t unplug the small white cubes around the property — they’re WiFi boosters, and disconnecting them can disrupt the internet connection.
Doors
The large barn doors can be stiff and tricky to lock. Please secure them with the padlock when going out. Most guests keep them closed due to wind and use the doors either side instead. If opening doors, please use the latches to prevent slamming and wear.
Heating & Cooling
All barns are heated via ground source heat pumps with underfloor heating. Adjust temperature using white wall panels in each room. Towel rails are heated in all bathrooms.
There are large silver fans throughout the barns for use during warm weather.
Bathrooms & Septic System
We use a bio septic tank, so please do not flush wet wipes or baby wipes. This can cause blockages.
TVs, Projector & Games
All properties are equipped with Samsung Frame TVs where you’re welcome to log into Netflix, BBC iPlayer, 4OD, and other streaming services.
The Snug features a projector that can be used with your laptop or the DVD player via HDMI. We also provide a variety of games and children’s toys, as well as some outdoor play equipment stored in the wooden toy box in the open barn.
Please note: the balls are for children, not dogs — if your dog punctures one, we’d really appreciate you replacing it.
Music & Speakers
Sonos speakers are installed in The Barn and there are smaller speakers available in The Warren and The Den.
Kitchens & Cleaning Supplies
The laundry area is next to The Warren’s front door behind the outdoor sofa (door may be stiff — pull from the bottom). This includes a washing machine, tumble drier, drying rack, iron and ironing board.
There is also a broom, mop and bucket set and hoover. Cleaning products are located beneath the sink.
Fire Pits, BBQ & Wood Burners
You’re welcome to use the gas BBQ and fire pits, which are kept in the open barn. Please clean the BBQ after use and return fire pits to the barn once they’ve cooled down.
The log baskets in the barns will be filled for your arrival and are yours to enjoy during your stay. If you’d like to use the fire pit, please note it requires a large amount of wood. We offer an additional firewood bundle for £80, which can be added to your booking — just let us know.
There are tools and an axe available for splitting wood, but we ask that these are used responsibly. Children must not play with or handle these tools, and we cannot accept liability for their use.
Please also avoid placing anything on top of the wood burners, as the surface becomes extremely hot.
Outdoor Baths
Outdoor baths are filled using the hose provided next to them. Since they use a large amount of hot water, it’s best to run them after everyone has finished showering. The water is very hot and cannot be temperature-adjusted, so please supervise children closely. Kindly clean out the baths after use and replace the covers to keep them free from debris.
Outdoor Furniture
You’re welcome to move the outdoor furniture around to suit your needs, but please return everything to its original position before departure. Please replace the outdoor covers if furniture has been used during your stay.
Pets & Animals
We ask that pets are kept off the sofas, beds, and other soft furnishings. Please bring a dog bed and clean up after your pet.
We live on-site with a friendly black cat, Marley, who might wander in if doors are left open. We also have free-range Burford Brown chickens in the field. You’re very welcome to collect any eggs from the nest box. Please be mindful of the chickens roaming freely.
Smoking
Smoking is not permitted indoors. You’re welcome to smoke outside, but please dispose of cigarette butts properly using the ashtrays provided.
Rubbish & Recycling
The bin store is located in the first open barn on the left of the driveway. Please recycle as much as possible and empty your bins before departure.
General waste goes in the large blue bin.
Glass into the small black or green bin.
Plastics, cans, and cartons should be washed and squashed, and paper, magazines, and cardboard should all be put in the large mixed recycling bin.
All cardboard boxes must be broken down and, if large, flattened and stacked neatly inside the bin store. Improper disposal may result in additional cleaning charges to cover our fines for incorrect rubbish sorting.
Noise Policy
A polite reminder that all outdoor noise is to be kept to a minimum after 10pm.
Checkout Instructions
Check-out is by 10am. Before you leave, we kindly ask you to:
Wash and put away all dishes and kitchen items and load dishwashers
Clear all food from fridges and freezers
Empty all bins of rubbish and recycling, breaking down any cardboard
Strip all beds of linen
Return any moved furniture to its original place
Clean the BBQ if it was used
Please ensure all doors, including patio doors, are locked, and return keys to the silver lockboxes. The Barn key should be placed in the same lockbox as The Warren key — opposite The Warren’s front door.
Damages
We completely understand that accidents can happen. If anything breaks during your stay, please let us know so we can replace or repair it before the next guests arrive. Thank you.
